The 4 Phases of Remodeling: The Honeymoon Stage

As with anything in life, a remodeling project can come with its ups and downs. Certain phases seem to go a mile a minute, while others feel like they’ve lasted a lifetime and a half, all while it looks as though nothing is being completed. Fear not — this is pretty typical. And, while every project is different, a good portion of renovations have four major phases, what I’m calling the Honeymoon, the Midproject Crisis, the Renewal of Vows and the Happily Ever After.

For now, let’s take a closer look at the Honeymoon phase of renovating.

After weeks of searching for a remodeler in your area, calling references, checking out their Houzz profile and working toward an agreeable price, you say, “I do,” sign the contract, finalize the design and begin work in two weeks. There’s a little nervousness in the air, but as you enter the Honeymoon phase, the mood is mainly one of excitement.

Demolition Begins

A couple of weeks go by, and the day comes for work to start. Protective products are placed, and demolition begins. Demo, sweet, demo. Normally one of the quickest moving stages of a remodel, demolition makes it look as if a lot of work is being done practically overnight. Cabinetry is removed, walls are torn down, appliances are taken away and, in a matter of days or weeks (depending on the size of your project), you’re staring at a blank canvas.

After that, any necessary framing and structural work will begin. Framing usually isn’t as exciting or fast-paced as demolition, but still, there is visible progress almost daily. At this point, you and your partner are walking on air. The rate of work is astounding, and you’re still very excited (although maybe a little less nervous now) about the entire project.

Speed Bumps Ahead!

However, like a delayed flight on a real honeymoon trip, there are obstacles that can slow down this phase, specifically during demo. If you’re living in an older house, there’s the possibility that when your walls are opened, asbestos or lead could be discovered, which will need to be dealt with before work can continue.

Another common speed bump is building permit delays. Going through government-mandated processes can be tricky sometimes, especially if you or your building professional don’t have everything you need to get the green light from your municipality the first time around.

More holdups can come from structural elements that become apparent after demolition. For example, say you were going to move a door to another wall in your dining room. Once the demo crew opens up the wall where the new door will be installed — surprise! — there are plumbing pipes running the height of the wall. Reconfiguring design to meet these new requirements will add time to the demo stage.

Don’t panic. These delays happen often, and it’s worth accounting for and accepting these hurdles before you even begin to think about renovating.

Rolling With the Punches

To help your honeymoon run more smoothly, here are a few tips I’ve learned from witnessing hundreds of remodels (and even surviving a couple myself):

  • Embrace change. Really. Give change a huge hug. Get to know it on a personal level. Because no matter what room you’re touching (whether it’s the kitchen or a teensy guest bath), it’s likely that you use that room daily. The sooner you accept that this room (major or not) will be unavailable for a period of time, the sooner you’ll be able to adapt your daily routines to fit around it.
  • Love your microwave. This applies to kitchen remodels specifically. As soon as demo is done, your primary cooking and eating area will be gone. Before your project starts, find an untouched room in your home to create a mini kitchen that will include necessities such as a microwave, toaster oven and coffee pot. Think of it as the mini kitchen you had in your dorm or apartment in college and revel in the nostalgia.
  • Don’t worry too much. I know this sounds hard — OK, really hard, especially for control freaks like myself — but trusting your building professionals to know what they’re doing (even if you do come across one of the aforementioned speed bumps) will really help you keep your head on straight. And if you do have questions or concerns …
  • Communicate! Communication has proved time and time again to be one of the biggest parts of a remodel — and a successful marriage. I cannot stress it enough. Talk with your contractor, talk with your significant other — talk, talk, talk. Ask framing questions, bring up budgetary concerns, muse over paint colors. Whatever is on your mind, getting it out of your head and into the air is beneficial for everyone involved (especially you).

And remember: The Honeymoon phase of a remodel is definitely one of the high points in a process with numerous peaks and valleys, so try to enjoy it. No matter what you may encounter during demolition and framing, it’s likely that the mood of everyone on board — you, your contractor, your family and even your pet — will be very positive.

You’ve just embarked on a new journey, and the excitement of watching the image of your new home come into focus just adds fuel to your fire. Revel in that post-contract-signing bliss and maybe enjoy a glass of your favorite beverage with your significant other while you two imagine the new space that will be formed in your newly torn-apart home. 3 Design Ideas to Try in Your Bedroom

As far as design goes, bedrooms are pretty straightforward. Pick the typical necessary components — bed, nightstands, dresser — and you’ve got a bedroom. But too often homeowners stop there. The designers for these three bedrooms didn’t. They took a holistic approach, embraced built-ins and celebrated simple white walls to turn what could have been ordinary rooms into spaces worth bragging about.

1. Holistic Approach

Location: Eugene, Oregon

Size: 14 by 28 feet (4.2 by 8.5 meters)

Year built: 2007

Homeowners’ request: A cozy bedroom with a great view and access to an outdoor room with a comfortable place to sit. This was part of a new home.

Plan of attack: Architect David Edrington used an architectural method detailed in a book titled A Pattern Language to help flesh out the deeper idea of how the homeowners wanted the bedroom to function and how it should be experienced in terms of intimacy, which direction the bed should face and the flow to other rooms. “The primary patterns were ‘intimacy gradient,’ ‘sleeping to the east,’ ‘sleeping alcove’ and ‘the flow through rooms,’” Edrington says.

Why the design works: Simplicity and smart planning. “My work is about the common principles that come from the human experience with spaces,” Edrington says. “The beauty of this bedroom comes not from any unique situation or odd problem that needed to be solved. The beauty comes from the simplicity of the decisions guided by A Pattern Language. The bed is in an alcove-like space that is just big enough for the bed, side tables and room to move around. It has windows on three sides, including one on the east for morning light and several on the west for the evening view of the Oregon Coast Range.

“Opposite the bed is a sitting space just big enough for two people, with a fireplace and some book storage. The fireplace is raised, so it’s visible from the bed. The proportions of the room are about 2:1, which means it’s naturally two spaces. In between the two spaces there is a thick half wall made of cabinets and columns and beams, which is a continuation of a theme used throughout the house.

“The room has a gently vaulted ceiling that supports the cozy human scale. The walls and ceilings are made of integral colored plaster, which is also a continuation of the wall finishes used throughout the house. The cabinets, windows, trim and other wood detailing is done in Douglas fir, because that’s our local wood and it has a beautiful color and grain.”

2. Embracing Built-Ins

Location: Stuart, Florida

Size: 14 by 20 feet (4.2 by 6 meters)

Homeowners’ request: A contemporary yet classic look with clean, straight lines

Designer secret: Strategically planned built-ins save space.

Plan of attack: Create as much livable space as possible, then focus on the view. “Then the built-ins brought the whole room together,” designer Garcia Stromberg says.

Why the design works: “The design of the linear lines worked flawlessly with the natural colors that were incorporated from the view of the outdoors,” Stromberg says.

What wasn’t working: “The biggest challenge was the narrow space and fitting a comfortable amount of furnishings and decorations in the space while still portraying a contemporary look,” Stromberg says.

Splurges and savings: The homeowners saved on furnishings but splurged on built-ins.

3. Off-the-Shelf White Walls

Designer: Carley Montgomery

Location: Silver Lake neighborhood of Los Angeles

Size: 20 by 28 feet (6 by 8.5 meters), or 560 square feet (52 square meters)

Year built: 2015

Homeowner’s request: This home was built on spec for a future owner. Carley Montgomery acted as the architectural designer, interior designer, general contractor and developer. She envisioned modern clean lines and flexible living space for this house, which could be used as a guest house, an office or an artist’s studio.

Designer secret: Plain white walls. “Everyone gets all crazy trying to pick the perfect white,” Montgomery says. “While in many circumstances this is vital to match the furniture or warm a space with a hint of color, I find off-the-shelf white is the most universal, easy and safe color for modern homes.”

Plan of attack: Montgomery designed the home from the ground up, positioning it to capitalize on unobstructed views. Large floor-to-ceiling windows bring in light and views of downtown Los Angeles, which Montgomery wanted to highlight by keeping the interior design minimal. “It’s incredible at night,” she says. “The desk behind the sofa allows you to work and also enjoy the view.”

Why the design works: “This entire space is only 560 square feet and feels so much larger,” Montgomery says. “The ceilings are vaulted, creating a loft-like feel. But the flow of the space is what really works. We fit a full kitchen, full bath, dining area, living area, desk and bed in the space, and it doesn’t feel crowded. This has everything to do with the placement of the entry door, kitchen and bathroom inside the space. It is vital to place your furniture on your plan when in design so that you maintain flow through the finished space.”

“Uh-oh” moment: “If this were a project being built for a homeowner, there would have been numerous ‘uh-oh’ moments. There always are,” Montgomery says. “Being that this is my business and I’m acting as owner representative, designer and contractor, decisions are quite simple. The only issue is trying to anticipate what the buyer of the property is going to want. It’s like working for a mystery client.”

We love brick. Who doesn’t? The building material of choice for ages, it is revered for its rich, organic texture, color and visual interest. And it only gets better with time, the color having more depth after baking in the sun for years.

If you’re building or remodeling and brick will be part of your home’s exterior, it’s worth considering how different siding materials can be paired with brick to create different design and textural effects. Here we look at five distinct siding options — horizontal, shingle, board and batten, stucco and metal — that work hand-in-glove with classic brick.

Horizontal Siding

Horizontal siding comes in many forms, including vinyl sheets, wood planks and fiber cement boards. It offers many design possibilities that can break up the look of dense brick and add visual interest.

1. Go wide and modern. The aesthetic of horizontal dark-stained wood siding skews modern when installed above brick on this remodeled, split-level home. This rich style of siding gives the pictured home a sleek appeal; similar siding can be used to transform a tired exterior into an updated jewel.

2. Choose a precise color match. If you’re going for a completely new look for the exterior, consider color-matching your siding and brick. The result is a cohesive main color field that gives trim and shutters a chance to stand out.

Cedar Shingles

Cedar shingles, or shakes, as they are also known, are versatile in terms of their look and how they can be installed. Whether you use real wood or a composite material, keep them natural, stain them or paint them, they can be used with brick to evoke various architectural styles.

1. Dress up a Craftsman. The shingles here are the cherry on top of this quintessentially Craftsman-style home, with its deep overhang, decorative brackets and columns. The shingles are stained to coordinate nicely with the brick at the skirting and base of the columns.

2. Be dramatic and modern. Dark colors are striking when used as the predominant color on an exterior.

3. Go beachy. This type of siding, originally used on this style of home on the East Coast, was intended to withstand a harsh Atlantic weather beating, requiring little care. If you have a brick-clad Cape Cod, the cedar shingles are a design detail you may not want to leave out.

Board and Batten

This classic siding installation is characterized by wide, vertical wooden boards joined together with a strip of wood or “batten” covering the seam. When paired with brick, each element has enough of its own distinct visual appeal that they both shine.

1. Paint it out. In this photo, the board and batten and the brick are painted to match each other, as well as the trim and doors. This works to allow for one popping accent color on the shutters. Color matching the elements also allows the the natural lines of the vertical boards to create a subtle textural contrast with the lines of the brick.

2. Keep the eye rising. The vertical installation of board and batten siding draws the eye upward and gives the illusion of some extra height. Here’s another color-choosing trick for siding: Look to your brick’s mortar for the shade that works best with your house.

Stucco

Another versatile material that can work well with many different architectural styles, stucco cooperates naturally with brick. Why? Their respective textures play off each other so well. 1. Layer the texture. This photo is a great example of how stucco can work as expected with brick on a very classic and traditional Tudor-style house. It also reveals the dense texture of the stucco. This material is available in finishes ranging from smooth to coarse, and layering a rougher stucco with brick’s natural surface can be an appealing look.

2. Use brick as the accent. Using the brick as an accent to the stucco is a great option in some parts of the country where brick is not as plentiful or if budget is a concern, as brick is the more expensive material of the two.

Metal Siding

Perhaps not as ubiquitous as the other siding options, metal is a great choice for your brick house if you’re looking for something provocative and unexpected. It’s also versatile and available in many forms, and it can be installed vertically, horizontally or diagonally, depending on the look you’re after.

Use it as part of a design recipe. As the French mirepoix mix of celery, carrot and onion is the foundation of many culinary dishes, so the combination of metal, brick and wood often is the basis of modern architectural design. In this photo, the metal works in conjunction with the other materials to create a delightful harmony of elements, each with its own visual interest.

2. Create tension. The dark of the metal is the perfect material to play off the warmth of the red brick, providing a smart design tension between the modern and the traditional.

How to Start a Renovation and Where to Begin

Working on your home can be a daunting prospect. Your mind may be flooded with ideas. You may be overloaded with advice from family and friends. You may be grappling with big questions, such as: Should we stay or should we move? Should we extend or simply tweak the space we already have?

The biggest obstacle can simply be knowing where to begin. If this is the case, it’s time to step back, gather your thoughts and apply a little objectivity to the process. Whether you’re planning a whole-house makeover or a fundamental reorganization, here are some ideas for how to go about creating a home that meets your needs in the best possible way.

Plan a methodical makeover. When major work isn’t required but the whole house needs a face-lift, work systematically through each room to establish the extent of the work and outlay required. Start in the hall — it typically needs more thought than you might imagine — and work logically from there.

Think methodically about each room in terms of floor, walls, ceiling, lighting and furnishings. Prepare a list of items to be purchased and building or decorative work to be done. You’re aiming to create a priced inventory of all the material needed for a successful project.

You may find it useful to create a shopping list with relevant dimensions on your phone or in a dedicated notebook for handy reference on the go.

Start with issues, not solutions. If significant alterations or even an extension are envisaged, take time at the outset to reflect on what’s propelling you to undertake the work in the first place.

Next, itemize the spaces you’d like to have and the uses you need to accommodate. Imagine you’re writing the brief for your ideal home.

Comparing both these lists should identify any “gaps” that need to be filled. The challenge then is to see whether your existing home can be rethought to meet these needs.

For example, can the extra living room you desire be accommodated in a first-floor room? Or in a loft? Can the guest bedroom double as a home office? Be broad in your thinking to achieve best use of your resources, both spatial and financial.

Large windows to even the tiniest of external spaces can transform the light levels in any room. So, too, can light tubes, always a powerful source of light.

Where space and planning controls permit, a garden room, such as the one in this photo, can expand your space without impinging on the quality of light in the main house. Depending on the orientation of your home, the garden room may even enjoy better sunlight than the main rooms.

Manage your storage. Your aim throughout the house should be to achieve storage that’s both convenient and appropriate to what’s being stored.

You may think your existing storage is woefully inadequate, but before ripping it out and starting again, ask yourself: Could it work harder?

In the kitchen, for example, rearranging the contents of existing drawers and adding cabinet shelves can free up valuable space. This thinking can be applied to closets, linen cabinets and all other special storage areas around the house. Your main outlay here will be time, not money.

Turn a “problem room” into a successful one. If there’s a room in your home that’s shunned and avoided, you may well have a problem room.

However, there’s always a reason why a room is not used. It may, for example, be physically or architecturally cold, uninviting in its furniture arrangement or just dark and gloomy.

Make an effort to find out what doesn’t work in your problem room, explore possible solutions and get cost estimates for the work involved. Could you take down a wall, as in this inviting, open-plan space? Even moving a door or a radiator can transform a room — and for a fraction of the cost of an extension.

Prioritize the fundamentals. Tackle issues of watertightness, plumbing, electricity and thermal insulation in the first instance.

You won’t see visual benefits, but a warm, snug home is a springboard to greater things.

Seek professional advice. There’s no end of advice available when undertaking work on your home. Everyone around you will have an opinion, and you’ll find a huge volume of inspiration from a variety of sources.

If you do find you’re out of your depth, seek expert, paid guidance. A good professional will advise you on how best to spend your money and help you avoid costly mistakes. The earlier you involve a professional in your project — even if it’s just for a one-off consultation — the better.

Stay focused. Whatever scale of work you take on, resolve to stay focused to the very end. Renovation work tends to be a long and tiring process, and you may be tempted along the way to delegate minor — or even major — decisions to outside parties.

Those decisions you delegate may haunt you. Remember, your aim is to create a home that fits like a glove.

How to Install a New Tile Floor

A fresh, new floor is one of the most popular ways to update a bathroom. In fact, floors are among the top three features to upgrade during a master bathroom remodel, with about 91 percent of renovating homeowners making an improvement to this area, according to Houzz research. But what’s involved? And can you do it yourself?

For some homeowners, laying tile that you’ll walk on for years to come can elicit a great sense of pride. Others may find the process a bit overwhelming. Read on to determine whether you’d like to tackle this yourself or hire a pro.

Project basics: Installing tile involves stripping the floor down to the substrate, installing a backer board or underlayment, adhering the tile to the floor and grouting it. Depending on the material, sometimes a sealer is needed to protect the material from stains or damage.

It’s a good project for you if: You have the ability to lift 50 pounds, can work on your knees without trouble and don’t have back issues, says Chris Harper, general contractor and partner at Harper Construction in Charleston, South Carolina. You also need to be able to follow directions and have a decent amount of patience. “It’s simple,” Harper says. “But simple does not equal easy.”

Things to consider: Before you decide whether to DIY or hire a contractor, think about the pattern you want to install. Is it basic and fairly straight? Then you might be just fine trying your hand at a little tile-laying. Going for something more complex, with angles or curves involved? You might want to leave the headache to a professional. The idea here is to match your skill level, DIY confidence and tolerance for imperfections to the task. Some creative people find no tile challenge is too great. Others who are certain they’ll be annoyed by off-kilter or irregular grout lines may want to enlist the help of a pro.

Another thing to consider is the condition of your subfloor. Chris Chumbley, vice president of USI Design & Remodeling in Southlake, Texas, says that on the concrete slabs common in his area, you must be sure the floor is properly prepped and cleaned and any spiderweb cracks addressed before tiles go down. Also, “you want to make sure your floors are laid level,” Chumbley adds. If assessing these conditions is beyond your DIY depth, even after reading up on the process or watching a host of YouTube videos, you may want to call a professional.

“The bigger the tile, the more challenging,” says Joe Smith, general contractor at Owings Brothers Contracting in Eldersburg, Maryland. A larger tile is more likely to show imperfections since a 2-foot tile may bow over an unlevel subfloor, while a 1-inch tile would climb right over the floor’s curves.

Natural tiles cost more to install because you have to clean and seal them before you set them,” Smith says. “Glass and marble cost more because you have to prep [them] correctly.”

As you consider various tile options, also think about how well the type of material wears and how hard your family is going to be on it. Porcelain tiles wear “like steel,” Chumbley says, but limestone is more delicate.

Who to hire: A reputable tile setter or a general contractor who will oversee a tile specialist.

Basic steps: Decide what type of tile you want to install. You can get ideas in tile showrooms, magazines and photos and tile product shots on Houzz.

Next, consider the steps that will be involved, from demolition of the existing floors to any work that may need to be done to prep them for new tile installation. Leveling the floors and assessing any substrate issues is likely to be the most technical part of this project. Harper recommends consulting a general contractor who will “look at the structure of the subfloor and at all the angles to make sure what’s getting done is appropriate and will last for a long time.”

How: It’s critical that you don’t install tile on old layers of linoleum, Harper says. Remove any old flooring and get down to the substrate. Needed repairs or leveling of the bare substrate come next.

Once the subfloor is ready, the next basic step is installing cement backer board or an uncoupling membrane. Both materials serve as the underlayer to the tile floor and help prevent cracks.

Joints should be staggered, not all lined up in a row, to make the floor more stable. “Once it’s all down, it’s a smart thing to go back and check everything and make sure all of those boards are secure by walking across and checking and making sure you have screwed things to the floor appropriately,” Harper says.

Next, mark out the tile layout. “Don’t start with the tile against one wall and go across the room,” Chumbley says. It’s better to start from the center of the room and work your way out. The layout of the tile is typically marked in chalk. The width and color of the grout are part of the aesthetics. The tile layer can use spacers to keep the tiles evenly apart as the pattern progresses.

Finally, the tile may be set with mortar. Different types of tiles need different types of mortars or adhesives, so DIYers will need to research this and not grab the first can of mortar on the hardware store shelf. Typically, you need to let the mortared tile set for a day before grouting it. But there are some fast-dry adhesives that, if appropriate for the type of tile you are using, can speed up the process.

Once the tile is set, it’s time to apply the grout. You should take care to choose a grout that works with your particular material. “Glass can get scratched with grout,” Smith says. “There’s different grout for floors and shower walls.”

Cost range: Labor, which varies greatly by region, may be charged by the square foot ($3.50 to $9) or the job ($300 to $600 per day for tile layers). The tile itself can cost $4 to $125 per square foot, and you also will need backer board or membrane, mortar and grout.

Typical project length:Three days, especially if demolition is involved. Cement board and mortar usually need a day each to set.

Permit: Often not required, but check with your local building department.

Best time to do this project: Since it’s indoors, any time of year is fine.

How to get started: Assess what your room needs and whether you will DIY. If not, find a good tile person.

The 4 Phases of Remodeling: The Midproject Crisis

We recently covered the ins and outs of what I refer to as the Honeymoon Phase of construction. Next up is a stage similar to a concept most everyone is familiar with: the Midlife Crisis. (Whether you’ve experienced one or not is an entirely different story.) It often comes with questions like, “What am I doing? Where am I going? What is the meaning of life?”

Likewise, the second phase of a home remodel, which I fondly refer to as the Midproject Crisis, is paired with parallel questions: What’s my contractor doing? Are we still moving forward as planned? Was this really all worth it? And of course: What is the meaning of life?

Fear not: Your contractor is working hard, your project is moving forward and, yes, your decision to renovate your home is, and will be, worth it. I can’t really speak about the meaning of life, but I can speak about the experiences of homeowners and remodelers during this period of a remodel.

Typically, once demolition and framing is finished (the Honeymoon Phase) and before sheetrock is put up, mechanicals will begin. (This probably is referred to as “mechanical rough-in” or “mechanical rough” by your contractor.) Mechanicals refer to the guts of the house: electrical; plumbing; and heating, venting and air conditioning (HVAC). Like our own guts, most of the work done during mechanicals occurs behind the scenes.

So what is going on behind the scenes? Let’s break it down by type of work:

Electrical. The groundwork for all new light fixtures, outlets, switches and appliances will be done during this phase. New wiring will be run in the walls and ceilings, electrical boxes will be installed for future fixtures, and electrical panels may be upgraded so they can handle heavier loads (this is especially prevalent in remodels where appliances are added). At this point, electricians are making sure that everything that will need power will have access to it and meet your municipality’s building code.

Plumbing. As with electrical, plumbing rough-in ensures that all plumbing fixtures, appliances and other water features will be supplied with water, gas (if your house uses natural gas) or both. So pipes may be moved or installed in new places, shower pans (the things that make sure the water stays in the shower) are installed and inspected, and gas lines may be moved, extended or even put in.

HVAC. Unlike electrical and plumbing, HVAC is the only mechanical where nearly all the work is completed during the rough-in stage. Pathways for new vents (for bath exhaust fans or kitchen vent hoods) are determined and vents are installed, air conditioning units may be replaced, and air return vents are located in appropriate positions.

All this sounds exciting, right? No doubt, it is. But the progress isn’t as visual as it is in the Honeymoon Phase. Since everything occurs behind walls, under foundation or in attics, the big “wow” just isn’t there like it is when everything is torn apart.

It’s around this time that I’ve often seen homeowners concerned about progress. Yes, plumbers are there, but where are the new sinks? Why isn’t there a single light fixture installed yet? Is the HVAC guy even working, or is he just taking a nap in the attic?

The other contributing factor to the crisis is the fact that any speed bumps that crop up during this phase take a bit more time to resolve. Overall, the placement of existing framing is the biggest obstacle in mechanical rough-ins.

If your plans specify that there is going to be a can light in Location A, but Location A has a structural beam directly above it — no can do. Or say your architect has designated a toilet to be mounted on the wall instead of on the ground, but existing wall framing prevents this from being a viable option. Back to the drawing board. Or maybe your HVAC contractor needs to be able to provide ductwork to a new vent hood location in your kitchen, but there is no open attic space to place the ducts. Time to think through the alternatives.

Another obstacle, which is less common but should still be noted, is the condition of existing mechanicals. Any wiring, plumbing or venting that is found to be damaged, dangerous or just not up to par with your municipality’s building code will likely need to be remedied.

And don’t even get me started on inspections. If your job is permitted, inspections for mechanicals will occur during this stage. City building inspectors are (at least where I’m from) well known for being thorough. If you don’t have everything just right (which ultimately is good, because they’re looking out for your safety), they will not hesitate to make your contractor fix the issue before any work can continue.

And finally, don’t forget to communicate with your remodeler. If you don’t understand something about mechanical rough-in (which is common), ask. If you’re concerned about the placement of pipes or wiring, say something. If you want an update on project status, request one.

I know it may be tempting to ask for advice from your neighbors who remodeled their house last year or your friend whose cousin’s husband is an architect, but in the end, the person with the most knowledge about your project is your building professional. See if you can get on your contractor’s schedule for a recurring biweekly meeting. It will help make the Midproject Crisis less of a crisis and more of an extended honeymoon.

The 4 Phases of Remodeling: The Renewal of Vows

Passing the midway point of a remodel can be an exciting time. After weeks (or months, but hopefully not years) of being in a state of disarray, things finally start to feel as if they’re coming together.

You’ve experienced the fast-paced bliss of the Honeymoon. You’ve trudged through the slowdown that comes with the Midproject Crisis. And now? Now you’re ready to gaze lovingly into your contractor’s eyes again.

Everything you’d hoped and dreamed about when you first envisioned your project is coming true, and you’re feeling ready to say “I do” all over again. It’s time for the remodeling phase I like to refer to as the Renewal of Vows.

You probably won’t hear your contractor refer to this phase as such (but how fun would that be?). Just as the Midproject Crisis is more commonly referred to as the mechanical rough-in stage, this phase has other, more industry-standard names. You will probably hear words like “finish out,” “trim out,” “mechanical trims” or “finishes.”

And, as you can probably guess, this phase is about finishing and beautifying the work that was started in the first couple of months. There’s a lot that may (or may not) be involved in the finish stage of your job, depending on your scope of work, but here’s a list of the most common steps that happen during this phase.

  • Sheetrock. Holes made during rough-in will be patched, new Sheetrock will be put up at any new walls or ceilings, and texture will be applied to make your walls look like walls again.
  • Trim carpentry. There are a few different types of trim that may be installed at this phase: baseboard (which runs along the joint where the bottom of a wall meets the floor), door and window casing (which is installed around the perimeters of doors and windows) and crown molding (which is run along the joint where the top of a wall meets the ceiling). Trim is purely optional — some more contemporary designs forgo it entirely — but it is meant to create a finished, unified look.

  • Cabinetry. The installation of cabinetry is usually around the time when I see a little glimmer come back into a homeowner’s eyes. This is when the kitchen starts looking more like a kitchen, but it’s also when you can visualize how your other storage pieces, such as built-ins and bathroom cabinets, will change the function of your home.

  • Electrical and plumbing trim. This is the other big “wow” that comes with the finish-out phase. A master bathroom can start to look completed when tile and cabinetry is installed, but throw in a freestanding tub and a shower full of rain heads, handheld fixtures and a steam unit, and suddenly you’re not looking at a mostly done, unidentifiable space — you’re looking at your master bathroom.

The same goes for electrical items like decorative light fixtures or appliances. Seeing new stainless steel (or whatever your preferred finish is) appliances being brought into and installed in your kitchen make most people go starry-eyed and drool a little. No judgment here — I’ve done the same.

  • HVAC trim. I mentioned in the last installment that most HVAC work is done during the rough-in stage, so what is left? Essentially, all that needs to be done is the installation of vent covers and thermostats and maybe a little tweaking of the air-conditioning system. Nothing too exciting, but it should be noted nonetheless.
  • Miscellaneous. Like I said, there is a lot that can be going on during the trim-out stage. Flooring — such as carpet, wood, tile or laminate — will be installed. (Flooring installers are known for insisting that they be the absolute last people to work on a house.)

Tile will go up in showers and as backsplashes. Countertops will go in. Priming and painting of walls, ceilings, trim and cabinetry will be completed. A little landscaping may even be done.

There are a million moving parts during the mechanical finishes phase. And I admit, as a homeowner and general contractor, this is exciting to see.

Just like during the Honeymoon, a lot of visibly quantifiable work is being completed. Only this time, instead of things being torn up and thrown out, they’re being brought in and installed. The puzzle pieces are finally fitting together, and you are starting to see the big picture. (Dreamy sigh.)

I’ve harped repeatedly about how communication is key, and this still rings true during the Renewal of Vows stage. But patience is also important.

As you see new things being carried in and installed, it can be so tempting to begin moving back into your new space or using your new kitchen. But your contractor may still need some time and space to work.

There are last-minute items that will ultimately guarantee your satisfaction that need to be taken care of before you and your family can begin enjoying your new remodel. So hang in there, and your patience will be rewarded.

It’s a time when even the most cynical of people looks at the world through rose-tinted glasses.

Moving back into a house after remodeling can be a bit like being in love. Are you not excited to use all your new appliances or plumbing fixtures? (Hello, new bathtub!) Is there not a smidge of giddiness as you think about coming home to your pristine new bathroom, kitchen or living room? Don’t deny it — you’re probably even babbling to the barista at Starbucks about your new space.

During this Happily Ever After stage, finally, the work is done! At last, there are no more nail guns and saws and vacuums making noise in your house. After months of destruction and disarray, it’s time to move back in and enjoy your home, sweet home, for the rest of your days (or at least until you sell it or remodel again). And though most of this phase is just you at last having the chance to enjoy the fruit of your general contractor’s labor, there are a few odds and ends that your contractor will be taking care of to make sure your Happily Ever After really lasts forever.

  • Cleaning. This probably will happen before you move back into your home (or at least it should). Since day one of demolition, dust and debris have been thrown into the air and, much to your contractor’s chagrin, have crept into other places in the house that weren’t touched in the remodel. Now’s the time to do an all-inclusive clean. No, the cleaners won’t do your laundry for you, but they’ll do just about everything else, from polishing the floors to dusting the ceiling fans. The end-of-project clean is like a cleansing spa day for your home.
  • Final walk-through. The last walk-through ensures that you are completely satisfied with everything — and I mean everything — in your home. This is where you will have the chance to sit down and bring up all the odds and ends that you feel need to be addressed. This can be anything from “this faucet isn’t on straight” to “there’s a scratch on the new fridge” to “my shower isn’t draining correctly.”

    Contractors may vary on when they hold a final walk-through, but in my experience, it’s scheduled after the homeowners move back in and have a chance to use the new space. Your contractor should’ve caught just about everything during his or her own informal walk-throughs throughout the remodel, but sometimes there are items that just don’t come to the surface until a house is lived in.

  • Warranty begins. Most builders and remodelers have a warranty for their projects. The length and amount of coverage can vary, of course, but what remains constant is the promise to stand behind their work for any unforeseen circumstances that arise and need addressing. (Side note: If you’re looking at contractors right now, ask them about their warranty. This can be very telling of how they conduct their business. The more that contractors are willing to warrant their work — or the longer the warranty — the more effort they will put into getting the job done right the first time.)

    For some contractors, the warranty formally begins after the final walk-through is hosted and the last payment is received. After that, some will stand behind any light fixtures that fizzle, appliances that break, tiles that come loose — you name it. In an ideal world, everything would work right the first time, and it would work right forever. In our world, however, there are bad manufacturing batches and recalls and oversights that may need to be taken care of. Fear not. If you have selected the right remodeler, these issues will be handled.
