Embrace neutral colors

After a weary 2020, expect to see a return to prominence for nostalgic, neutral colors. The resurgence of neutrals signals a focus on simple comfort, healing, a return towards wellness, and is representative of a lifestyle with a slower pace. Colors to look for include oatmeal hues, cerulean and Aegean blues, and earthy tones.

Comforting colors

More than ever we are looking to our homes to provide us the chance to relax and recharge. Accordingly, serene, warm colors and soft pastels are making a strong comeback. They set the mood by providing a calm foundation, leaving room to add colorful decorations. Keep your eye out for rejuvenating colors including soft reds and creamy off-whites.

Add vibrance

To build upon your neutral palette, add touches of vibrant colors for an exciting contrast. This coming spring, you can expect to see nature-based hues on the rise. In 2021, these nature colors will reflect a return to vibrance after homeowners have spent most of 2020—and, in some places, remain—cooped up due to the COVID-19 pandemic. Colors to look for include rust tones and hues in the gold-to-orange range.

Color trends in your home

The calm, soothing presence of neutrals is best delivered when given ample space, so look to use the neutral palette on large surface areas. Good use cases in your home include painting whole walls, as well as furniture and carpeting choices. For vibrant colors, sprinkle them throughout the home in your décor and through smaller accents.

60-30-10 Rule

After you’ve chosen your colors, follow the 60-30-10 color design rule. It states that 60% of a room’s color should be the dominant color, 30% should be the secondary color, and 10% should be the accent color.

 

2021 Paint Colors

 Here are three 2021 paint colors that will deliver the serene home environment you’re looking for while providing a solid foundation to add decorations.

Aegean Teal

Benjamin Moore’s 2021 color of the year is Aegean Teal. It combines a calming blue, a natural green, and a soothing grey. Its qualities make it a sound choice for bedroom or living room walls, as well as cabinets and other large surface areas. Aegean Teal is the perfect choice for homeowners looking to incorporate a bluish hue into their home without the melancholy undertones that come with blue.

Urbane Bronze

Say hello to Urbane Bronze—Sherwin Williams’ 2021 color of the year. Their selection is founded in the desire to create a sense of calm at home. Urbane Bronze helps to deliver the sense of a sanctuary at home, given its organic appeal. Use this color to give your home a relaxed feel by painting your trim or accent walls. Urbane Bronze pairs nicely with greys and modern greens.

Big Cypress

PPG has selected Big Cypress as part of their “Be Well” 2021 Palette of the Year. This ginger orange pairs well with cherry and mahogany woods, as well as touches of gold. Homeowners looking to create a soothing feeling without missing a sense of warmth can depend on Big Cypress to do the job. Another earthy tone, this color is the perfect choice to create what PPG calls a “huggable” room.

 

2020 has been a unique year, changing how we perceive and live in our homes. The new year presents an opportunity for a fresh start, so consider exploring these colors and trends to find the right combination for your home in 2021.

The activity in the Front Range market is causing us to hear the bubble question again.

People are curious to know, based on recent growth in price appreciation, if we are in a housing bubble.

This question seems to crop up when prices go up.

While we do not believe that the current double-digit price appreciation is sustainable, we firmly believe we will not see prices crash or see any kind of a bubble bursting.

Here’s why we think that…

This past Tuesday we hosted a private online event for our clients which featured our Chief Economist Matthew Gardner.

Matthew is well-known and well-respected in the industry.  He is often quoted in leading real estate publications.

He sees four reasons why there is no real estate bubble that is about to pop in Colorado.

  1. Inventory is (incredibly) low.  The number of homes for sale is down over 40% compared to last year.  The market is drastically under-supplied.  Based on simple economic principles of supply and demand, inventory would need to grow significantly for prices to drop.
  2. Buyers’ credit scores are very high.  The average credit score for buyers last month, for example was 759.  So, by definition, average buyers today have excellent credit which means there is low risk of them walking away from their mortgage and causing a foreclosure crisis.
  3. Buyers have high down payments.  On average, buyers are putting 18% down on their purchases.  This means that prices would need to fall by a considerable amount in order for the average buyer to be ‘upside down’ on their mortgage.
  4. Owners are equity rich.  Well over a third of property owners along the Front Range have more than 50% equity in their homes.  This means that a severe economic downturn causing a slew of distressed properties to hit the market is highly unlikely.

Bottom line, as Matthew Gardner reminded us, what we are experiencing in the economy today is a health crisis not a housing crisis.

How to Improve Your Curb Appeal

When it comes time to sell your home, first impressions are crucial. Improving your curb appeal helps to make the most of a buyer’s first glance and sets the stage for their interest in purchasing your home. The following projects are simple and inexpensive ways to enhance both your home’s first impression and its value.

Landscaping

  • Lawn: A healthy, well-tended lawn goes a long way towards improving your curb appeal. Clean up all weeds, leaves and debris, and consistently water your lawn to give it that fresh green look. If you live in an arid climate, consider grass alternatives like artificial turf for the best lawn aesthetic.
  • Plant colorfully: Adding color variety to your front yard will grab buyers’ attention. Align smaller plants, like groundcover and flowers, neatly within your flower beds, aiming for symmetry when possible. Use larger plants and trees to frame in your entryway or walkup. If your front yard doesn’t have flower beds, try adding hanging planters or window boxes.
  • Lighting: Landscaping lighting boosts your curb appeal during nighttime, accentuates your shrubbery, and adds a welcoming touch for visitors as potential buyers, lighting the way to your door.

Porch

Front porches set the stage for all your home has to offer. Improvements here will play a significant role in how comfortable potential buyers feel about the property and how inspired they are to explore the inside of the house.

  • Door: Your front door is an opportunity to make a tasteful statement. Look at bold color choices that are within or slightly stretch your home’s exterior color palette. Take time to prepare the surface for a fresh coat of paint to make the color pop as much as possible. Try stylish doorknob options that accentuate the aesthetic to give your door some added flair.
  • House numbers: New and stylish house numbers are an easy, eye-catching touch to the look of your porch. Look for styles that match with your exterior color palette and any exterior lighting fixtures.
  • Go for comfort: Incorporating classic front porch elements like a porch swing, sitting bench, and other outdoor furniture gives a welcoming aura to the front of your home and creates a sense of comfort for prospective buyers.
  • Shutters: Windows are the gateway to the inside of your home. Shutters of delicate fabric will bring elegance to your front porch, while wooden shutters deliver a solid, cozy vibe.

These miscellaneous projects will add the finishing touches to your home’s curb appeal and get it in prime selling condition.

  • Quick maintenance: Small chores and minor fixes like cleaning gutters, repairing chipped paint, and cleaning windows are important for buyers with a detailed eye.
  • Staining: Instead of replacing fences or garage doors, look into applying a fresh stain. This brings a refreshed look and is much cheaper than a full renovation or replacement.
  • Power wash: Power washing your walkways and driveways makes a significant difference in curb appeal. If buying a power washer is outside your budget, explore rental options from the big-name hardware stores.

Buyer Contemplation

New research from the National Association of Home Builders:

 

The number of Americans contemplating purchasing a home in the second quarter of 2020 is nearly the same as 2019’s second quarter, according to NAHB’s Housing Trends Report.

 

At this time last year, 12% of Americans considered buying a home. Today the number stands at 11%.

 

The same goes for first-time prospective buyers, where 58% considered buying a home in the second quarter of 2019 and 59% are considering it in 2020’s second quarter.

 

In the second quarter of 2020, Millennials are the generation most likely to want to buy a home (19%), even slightly higher than a year earlier (17%).

 

Boomers, on the other hand, are the least likely, with the share planning a home purchase falling from 7% to 5%.

 

Across regions, the share of respondents who are prospective home buyers is unchanged in the Northeast (10%) and South (12%), essentially flat in the West (13%), and just slightly lower in the Midwest (down from 11% to 9%

Zero Correlation

It’s an election year which means that our clients are asking us if election years impact real estate.

According to research done by Real Trends there is zero correlation between election years and the number of transactions in the market compared to non-election years.

They found that sales were down in 1980, 1988, and 2008 compared to prior years, and sales were up in 1992, 1996, 2000, 2004, 2012, and 2016.

A Tree of a Different Color

For many, there’s nothing more quintessential during the holidays than a Christmas tree decked out in ornaments. But acquiring a tree can be challenging and expensive. Moreover, housing a tree consumes time and space. That’s why we love the idea of an alternative tree. There are plenty of options you can buy online or create yourself using things you probably already have around the house. And if you miss the smell of a real tree, try a scented candle or essential oils. 

 

The Season of Lights

There’s something perpetually charming about twinkling lights. Whether you’re wrapping them around your front porch or adorning your fireplace mantle, extra lights deliver a warm glow during the holiday season. Getting creative and adding light to otherwise unexpected places, including bookcases, around headboards, or even in glassware, is a great way to keep everything looking merry and bright. 

 

Act Natural

Not all holiday climates are built alike. If you’re expecting a white Christmas, you’re probably used to pine trees and winter brush, but for those of you located in regions where the mercury doesn’t drop, sprinkling in natural elements can transform your home into a wintery oasis. Refresh Your Home

 

The craving to move happens to every homeowner as they start to feel bogged down, or like they need a restart. That sense of newness doesn’t have to be dramatic, however. The great part about having a home of your own is you can make improvements and give your home a chance to evolve over time. You just need to help your home live up to its potential!  These are seven of our favorite improvements to help you make the most of your home.

 

1. Find Your Home’s Purpose

Each home is as unique as its owners, so in order to fully utilize your home, consider how you view your home’s purpose. Some people like to entertain, others find it a calm space in the frenzy of daily life; some nurture their families and others nurture their creativity. Your home’s purpose can be any combination of these and more, but it helps to consider the function of your space in order to ultimately find its purpose. Knowing your home’s purpose will help guide you as you move room to room while you refresh the space.

 

2. Assemble a List

 

Create a list of haves/needs/wants. Answer questions like: what is it about the space that isn’t working; how could it work better to fulfill the purpose; where could I move some of my items to make them feel new again?

 

3. Make an “Inspiration Board”

 

An “inspiration board” is a great way to visualize your home’s decor. You can create a board online with a tool like Pinterest to organize ideas you love, you can also use the ‘Save’ feature on Instagram, or the old-fashioned way with a cork board and magazines. Doing this will allow you to see all the elements you like in one place so that you can then tie it all together into a room you love.

4. Choose a New Palate

Renew the lighting and color by shaking up your color palate. It’s easy to fall into the white/beige standby to keep our rooms neutral, but sometimes a color that provides a contrast to your décor will make the room pop. Add a new color to the palate, refresh a wall with an accent color that you already feature in your decor, or overhaul your curtains and throws with a brand new hue.

5. Rearrange

Moving furniture around is another easy way to reinvent your space. Try placing your sofa on an angle to open up your entertaining room or move your lamps to improve lighting. You can also think about moving a piece of furniture into a room to give it new life, like using a unique dresser for a credenza or a chair as a side table.

6. Create a Collection

If you have items that you like to collect, think about how to transform that collection into something you can display. If you don’t already have a collection of loved objects think about what this collection would be for you. You can center a room design around your travel souvenirs, old camera collection, figurines, unique plates, or familial objects. Adding to this collection over time can be a great way to keep your spaces new while maintaining a personal feel to your decor.

 

7. Find Design Motivation

Home design evolves over time and can be sustained by finding items that inspire you. Read magazines and books that inspire your interests in architecture, design, art, etc. Or find stores and flea markets that sell pieces that influence your aesthetic. Another way to get in-tune and keep your aesthetic with you is to bring a camera with you when you’re doing your favorite activities and bring back memories or inspirations.

 

Important Note: Have fun with it! Homes and aesthetics evolve over time, add and subtract as you go, and don’t stress if the room doesn’t feel finished. You’ll get there eventually.
