12 Tips for Making Your Bedroom Cozier

At the end of a long day, your bedroom should be a sanctuary of comfort that welcomes you in. But, as a room that guests rarely see and in which homeowners spend most of their time with their eyes closed, its upkeep frequently gets pushed to the bottom of the to-do list. Thankfully, there are some little design tricks that can make a big difference. Turn your bedroom into a restful retreat when you up its coziness factor with a few of these easy ideas.

  1. Layer textures. Sheepskin rugs, a down comforter, plush pillows, and knit blankets can add a softness to the room that will make you want to sink right in. Lift these textures upward, with a canopy, tufted headboard, billowy curtains and hanging textiles (like a weaving) so even the walls and ceiling feel snuggly.
  2. Pick the right paint. Dark, saturated colors make a room feel like it’s embracing you, which is ideal for setting a sleepy environment. But if you’re nervous to commit to a dark color on the wall, choose a pale dusty blue, sage green or another light natural color for a soothing tone (just steer clear of energetic hues). Have you ever wanted to sleep on a cloud? Go with all-white paint and decor which makes even a basic bedroom feel soft and spa-like.
  3. Personalize it with reminders of the places and things that make you feel at home. Do you have a fondness for flowers? Bring floral patterns in on your textiles. Do you dream of vacation at the lake? Frame a photo of your favorite spot! Photos or paintings of uncluttered natural landscapes—like a sunset reflecting on water or a hammock under the shade of an oak—can rekindle memories of relaxation and are perfect for creating a sense of calm.
  4. Add mood lighting. Soften the light to mimic dusk for an intimate mood with dimmer switches, lamps, lanterns or even string lights. Just make sure you can reach the switch from bed, so you don’t have to disturb your peace to get up and turn it off when you’re ready to roll over and fall asleep.
  5. Skip metallic finishes. Choose warm natural decor options like wood and fabric instead of cold, manufactured metallics. This goes for everything from your bedroom furniture to window treatments. Faux wood blinds, especially when paired with floating curtains, fit with a cozy aesthetic and let you filter out harsh sunlight and maintain privacy for a truly sheltered slumber.
  6. Bring on the books! Stacks of good reads invite you to snuggle in and get lost in another world. A true retreat is a room with plenty of books that begs you to stay.
  7. Fix up—or fake—a fireplace. If your bed sits hearthside, embrace this romantic accent with styled logs and a decorated mantle. If you don’t have such a luxury, create a faux fireplace to add comfort and warmth through your décor: Arrange oversized candles and lanterns safely within a homemade hearth to bring in that cozy fireside feeling without changing the structure of your home.
  8. Keep the room uncluttered. When you want to settle in, a mess distracts you from finding comfort, to minimize the amount of stuff that makes it to your bedroom. Watch your nightstand, which often becomes a catch-all, by making a point to rehome any wandering wares now, and put things away as soon as they enter the room in the future. If you’re apt to let laundry pile up, keep it behind the closed doors of your closet so it doesn’t crowd your peace.
  9. Create a sense of timelessness. Tuck clocks and electronics away so they’re nearby if you need them, but their wires and harsh silhouettes aren’t reminding you of life outside your sanctuary. The hush that falls in a room devoid of gadgets will allow you to easily disengage from the stresses of reality.
  10. Rethink your bedding. Add a pillow-top pad to your mattress so it feels like your bed is hugging you when you climb in. Or, bring in a contoured body pillow which actually can hug you! Linen sheets feel luxe compared to cotton and are a simple swap to boost your bower. Many people also swear by skipping the top sheet while dressing their beds, which allows them to burrow directly into a fluffy comforter.
  11. Appeal to your sense of smell. Aromatherapy can have a huge impact on your perception of a space, so find some soothing essential oils or a sweet candle to blanket the room with an ambiance you adore. As soon as you open the door, you’ll be eager to plunge into your little oasis.
  12. Nestle into nooks. A window seat, a reading nook or an upholstered seating area are all inviting spaces that can draw you in from the doorway. The more intimate alcoves you can create, the cozier your bedroom will feel!

Flooded with soft lighting, plush textures, and other comfy touches, your bedroom environment will envelop you at day’s end. And, perhaps even better than the idea of your bedroom refresh itself, is knowing that none of these tips take longer than a weekend to complete! Where Are The Sales?

 

 

A high-level look at the Northern Colorado region shows that the number of residential sales is down 5.4% in Larimer County and up 4.7% in Weld County. This is simply comparing the number of closings from June 2018 to June 2019 versus June 2017 to June 2018.

 

The high-level look doesn’t tell the whole story. It get’s more interesting when we look at individual Northern Colorado cities and towns:

• Fort Collins = -8.8%
• Loveland = -5.7%
• Greeley = +11.7%
• Windsor = +16%
• Wellington = -16.9%
• Timnath = +44.1%
• Severance = +20.4%
• Johnstown = -18.7%
• Berthoud = +18.1%
• Evans = -14.7%

 

So, what can we learn from this? The areas with increased sales are where there is an abundance of new construction (Timnath and Severance for example).

The areas with decreased sales don’t have an abundance of new construction (Fort Collins for example).

The exceptions to this would be Wellington and Johnstown. It appears that there is price sensitivity to the new construction product now being built in these areas. Given rising costs, builders are challenged to deliver a product under $350,000 in these places.

For instance, in Wellington, between June 2017 and June 2018 there were 137 sales of new homes priced under $350,000. Today there are only 6 new homes on the market at that price point.

Renting vs Buying: Which is better for you?

The debate about whether it makes more financial sense to rent or buy has been raging for decades. Advocates of buying argue that when you pay rent you’re paying for someone else’s mortgage. When you buy, you are making an investment, which can significantly increase in value every year you live in the home.

Supporters of renting say that the extra costs associated with owning a home, such as interest payments, taxes, maintenance, can add up. They add that there’s no guarantee that those expenses will be recouped when the house is sold. Instead of investing in a home, you may be better off investing your savings in stocks, bonds, and other financial securities that hold less risk.

Matthew Gardner, our Chief Economist, forecasts, that we will not break 5% for 30-year fixed Mortgage rates for 2019, and likely won’t break it next year.

This means that getting a mortgage is relatively cheap, raising the question, ‘Is it really worth it to keep renting?’

Even if interest rates stay low, whether to rent or buy has a lot to do with each person’s specific situation. Here are a few considerations to make as you decide.

 

What’s the real estate situation in your city?

Industry groups put out reports every quarter stating the average national sales price for a home, and the average monthly payment for a U.S. rental. These reports are typically based on an average of all the cities in the U.S. But what really matters is what the numbers show when you dig into them on a local level.

Investigate the local sales and rental markets, and you’ll see there are some cities that fall well below that average, and some that rise far above it. When comparing housing costs, be sure to base your evaluation on what’s happening in your city and neighborhood, not the nationwide averages.

 

How long do you expect to live there?

If you don’t plan to be living in the same place for at least five years, renting is probably your best bet financially. But if you think you’re ready to settle down for as long as 7 to 10 years, chances are very good that any home you purchase will appreciate during that time even if the economy runs into some bumps along the way.

 

What’s the mortgage rate?

One of the other key factors to consider is the cost of your loan (the interest you’ll pay the lender). Fortunately, our Chief Economist, Matthew Gardner, does not expect interest rates to hit or break 5 percent, meaning money is relatively cheap.

Your mortgage rate will depend on how much money you have saved, your credit score, and other factors, so make sure to talk to a loan officer before you start looking for a home. Being pre-approved for a mortgage narrows down your price range and helps strengthen your offer when it comes time to compete for your new home.

 

Can you pay a bit more?

It can be advantageous to work a lower monthly payment to the bank so that you can pay a little more than the payment.

For example, if you can afford to pay a little extra towards your mortgage bill each month, say $300 more per month, on a 30-year, $300,000 loan, can knock eight years off the life of the loan and reduce your final bill by more than $63,000. That’s savings you would never see if you rented.

 

Will you need to make repairs or improvements?

Buying a fixer-upper may seem like a great way to get a deal on a house, but if the money you spend on the repairs is too great, your profit could be diminished when it comes time to sell. The same is true for remodeling and improvement projects.

Additionally, you can work with your Mortgage lender for a repair loan. This can help you get that lot you want, and help you pay for the repairs.

But ultimately, if you can only afford a home that demands major improvements, and you don’t have the skills to do much of the work yourself, it’s probably better to rent.

 

Do you have other ways to invest?

Many see a home purchase as an easy way to invest—a place where they can generate savings through home equity. But others say you can make more money renting an apartment and investing your savings in stocks, bonds, and other financial securities.

This is where a financial advisor might come in. They’ll be able to break down what you need to do in order to get the best return on your investments. They’ll also be able to see the big picture when it comes to your money.

 

Can you rent part of the house?

Speaking of a diverse portfolio, let your investment work for you. If you buy a house that includes a rental (extra bedroom, mother-in-law unit, etc.), you could be the landlord instead of paying the landlord. With that rental income, you could pay off the mortgage faster and contribute more to your savings. But, of course, you need to be willing to share your home with a tenant and take on the responsibilities of being a landlord or working with a professional property manager to help you with those duties.

13 Appliance Tips & Hacks for Household Chores

Modern home appliances make our lives so much easier: They tackle dreaded household chores, saving us time and effort. There are lots of ways to use them, however, that you may not have thought of before. Here are 13 little-known tricks for getting more than your money’s worth from your appliances.

 

  1. Sanitize small toys and more. Use your dishwasher to wash and sanitize teething rings, small plastic toys, mouth guards, and even baseball caps. Place items on the top rack and run the dishwasher as usual with detergent (without any dirty dishes). Put smaller items in a small mesh laundry bag so that they don’t move around.

 

  1. Clean ceiling fixtures. At least once or twice a year, remove and clean your glass ceiling fixtures and light covers in an empty dishwasher. Run the machine on the normal cycle.

 

 

  1. Eliminate wrinkles from clothing. To smooth out wrinkled clothes or linens left too long in the dryer, toss a damp, lint-free cloth in with them. Run the load on the lowest setting for 10 to 15 minutes. Newer dryers also feature a steam setting that removes wrinkles and refreshes clothing between wears.

 

  1. Disinfect sponges and dishcloths. Kitchen sponges and dishcloths contain billions of germs. Clean and disinfect them daily by zapping them on high in the microwave for 2 minutes to kill germs.

 

  1. Freshen up your curtains. Vacuum heavy drapes with the upholstery attachment. Use the dusting brush attachment for lighter drapes. Wash sheer curtains in the washing machine on the delicate cycle, then hang them up while they’re damp to prevent wrinkles.

 

  1. Remove wax from fabric or carpet. To get rid of wax on a tablecloth, place it in your freezer until the wax is hard. Then put a flat paper bag over the wax and another under the fabric. Iron the top bag with a medium-hot iron until all the wax transfers to the bag. To remove wax from a carpet or rug, place an ice pack on the spot until the wax hardens. Shatter the wax and vacuum up the chips.

 

  1. Clean baseboards. Dusting baseboards can be a backbreaking chore. Use your vacuum cleaner and the dusting brush attachment to avoid having to bend down. Do the same to clean chair and table legs.

 

 

  1. Organize your fridge. Use the built-in features of your refrigerator to organize food by category. Designate certain shelves or areas for leftovers, preferably front and center, so you don’t forget they’re in there. Use special-purpose bins for their intended use: crispers for vegetables, deli trays for deli meats and cheeses, cold storage trays for meats. Newer models also feature convertible cooling zones to keep food fresh.

 

  1. Dust blinds. Extend the blinds fully and turn the slats to the closed position. Use the dusting brush attachment on your vacuum cleaner to clean the slats from top to bottom. Then open and reclose the slats in the opposite direction and repeat the process.

 

  1. Clean your microwave. The best time to clean your microwave is immediately after using it. Thanks to residual steam, all you have to do is wipe it out with a paper towel or damp sponge. To clean old messes, microwave 2 cups of water on high for 5 minutes. The steam will soften cooked-on spills, which you can wipe off with a paper towel or cloth.

 

 

  1. Exterminate dust mites. Dust mites live off human and animal dander and other household dust particles. They thrive in sofas, carpets, and bedding. Use the upholstery attachment to vacuum your mattress and upholstered furniture regularly to minimize dust mites. Be sure to empty the canister in an outdoor trashcan.

 

  1. Groom your pet. After you’ve groomed your dog or cat, use the dusting brush attachment to clean up after. It’s an easy way to collect shedding fur, especially from carpetted areas or upholstery.

 

  1. Remove grime from shower liners. Wash plastic shower curtain liners in the washing machine with hot water and detergent on the regular cycle. Throw in a small bath towel to help “scrub” mildew and soap scum off the liner. Then rehang the liner and let it air-dry.

  1. Natural Light – Study upon study tells us that natural light is needed to boost productivity and mood. Make sure to set your desk up as close to a window as you can. If being near a window isn’t an option, a natural light lamp is the next best thing. It helps balance your body clock and leaves you feeling rested and refreshed.
  2. To-Do List or Planner – Start each day off by making a to-do list outlining what you need to get done before the end of the workday. Make sure to set a realistic time frame in which all of that should be completed, so you can check each one off the list and feel immense accomplishment once you’ve completed them all.
  3. Storage – If you have a big enough space, put in a large bookshelf where you can organize everything (think storage boxes). It reduces clutter and looks stylish. Using your walls and cabinetry is the most efficient use of space.
  4. Calendar – Many people tend to rely on digital calendars these days because of their convenience. When all of your devices sync together and pop up with reminders, you never have to worry about missing an appointment. However, many people find that it helps to keep a paper calendar handy too so you can easily view your whole month at a glance.
  5. Space for Inspiration – It doesn’t matter what field you work in, having a source of inspiration in your workspace is essential. How Reliable Are Home Valuation Tools?

What’s your home worth?

 

It seems like a simple question, but finding that answer is more complicated than it might seem. Sites like Zillow, Redfin, Eppraisal, and others have built-in home valuation tools that make it seem easy, but how accurate are they? And which one do you believe if you get three different answers? Online valuation tools have become a key part of the home buying and selling process, but they’ve been proven to be highly unreliable in certain instances. One thing that is for certain is that these valuation tools have reinforced that real estate agents are as vital to the process of pricing a home as they ever were – and maybe even more so now.

 

There are limitations to every online valuation tool. Most are readily acknowledged by their providers, such as Zillow’s “Zestimate”, which clearly states that it offers a median error rate of 5%, with varying accuracy across the country. That may not sound like a lot, but keep in mind that amounts to a difference of about $35,000 for a $700,000 home. For Redfin and Trulia, there are similar ranges in results. When you dig deeper into these valuation tools, it’s no small wonder that there are discrepancies, as they rely on a range of different sources for information, some more reliable than others.

 

Redfin’s tool pulls information directly from multiple listing services (MLSs) all over the country. Others negotiate limited data sharing deals with those same services, but also rely on public records, as well as homeowners’ records. This can lead to gaps in coverage. These tools can serve as helpful pieces of the puzzle when buying or selling a home, but the acknowledged error rate is a reminder of the dangers of relying too heavily on them.

 

Home valuation tools can be a useful starting point in the real estate process, but nothing compares to the level of detail and knowledge a professional real estate agent offers when pricing a home. An algorithm can’t possibly know about a home’s unique characteristics or those of the surrounding neighborhood. They also can’t answer your questions about what improvements you can make to get top dollar or how buyer behaviors are shaping the market. All of this – and more – can only be delivered by a trusted professional whose number one priority is getting you the best price in a time frame that meets your needs.

Caring for our Communities through the Windermere Foundation

Windermere offices have been busy this year raising money for the Windermere Foundation which provides funding to support low-income and homeless families throughout the Western U.S. Last quarter alone, the Windermere Foundation collected over $308,236 in donations, bringing our total to $38,314,364 raised since 1989 when the Windermere Foundation first started.

 

Each Windermere office has its own Windermere Foundation fund account that they use to make donations to organizations in their local communities. These accounts are funded by donations from owners, agents, staff, and the community, and from donations through Windermere agent commissions. The Windermere Hillsboro office in Oregon, and Windermere Coeur d’Alene Realty in Idaho, are two great examples of how our offices go above and beyond to support their local communities.

 

Windermere Hillsboro

Earlier this year, the Windermere Hillsboro office donated $1,500 to the Hillsboro School District’s McKinney-Vento program, a program which ensures that students who face housing instability and hardship have access to public education, despite the lack of a fixed living environment or a supervising parent or guardian. There are 20,000 students in the district and more than 400 of those students face housing instability. Every school district in Oregon has at least one designated McKinney-Vento Liaison. The Hillsboro School District has a team of three that works tirelessly to support each student and their families with rental and utilities assistance. If there is housing stability at home, then those students are more likely to stay in school.

 

The Windermere Hillsboro office also made a $5,000 donation to Community Action, whose mission is to lead the way to eliminate conditions of poverty and create opportunities for people and communities to thrive. The donation will go towards programs that help approximately 26,000 individuals and families: Energy Assistance, Early Childhood Development, Family Development, and Housing Stability.

 

Windermere/Coeur d’Alene Realty

In March, Windermere/Coeur d’Alene Realty, which has offices in Coeur d’Alene, Post Falls, and Hayden, was recognized as the Best Real Estate Office by The Business Journal of North Idaho in their “Best of 2019” awards. This is the ninth year-in-a-row that they have received this honor. The brokerage was also named Idaho’s Brightest Star for their philanthropy and community involvement. Through the Windermere Foundation, they have given back nearly one million dollars to local charities and humanitarian agencies in Kootenai County, and more than 11,000 warm winter boots to local children in need.

 

Thanks to our agents, offices, and everyone who supports the Windermere Foundation, we have been able to make a difference in the lives of many families in our local communities. New Home News!

 

 

Nationally, sales of new homes are stronger than they have been in a long time. March was the best month since 2007 and April was the third-best month in that same time period.

 

This research comes from the National Association of Home Builders who show that we are on pace to sell 673,000 new homes this year across the Country.  5 years ago there were roughly 450,000 sales of new homes.

 

For the first four months of 2019, new home sales are 6.7% ahead of the sales pace of the initial four months of 2018.

 

What is interesting is that those gains have distinct regional clustering. Year-to-date sales are up 10.3% in the South, 6.7% in the West (concentrated in the Mountain states), and 1.3% in the Midwest, while recording a 17.6% decline in the Northeast.

Avoiding the Pitfalls of Home Addition Construction

When dissatisfaction with your current home strikes, it can be exciting to launch into a plan for a new addition. A new living room, bedroom, or more can add value to your home while improving your quality of life.

On the other hand, even a modest addition can turn into a major construction project, with architects and contractors to manage, construction workers traipsing through your home, hammers pounding, and sawdust everywhere. And although new additions can be a very good investment, the cost-per-square-foot is typically more than building a new home, and much more than buying a larger existing home.

 

Define your needs

To determine if an addition makes sense for your particular situation, start by defining exactly what it is you want and need. By focusing on core needs, you won’t get carried away with a wish list that can push the project out of reach financially.

If it’s a matter of needing more space, be specific. For example, instead of just jotting down “more kitchen space,” figure out just how much more space is going to make the difference, e.g., “150 square feet of floor space and six additional feet of counter space.”

If the addition will be for aging parents, consult with their doctors or an age-in-place expert to define exactly what they’ll require for living conditions, both now and over the next five to ten years.

 

Types of additions

Bump-out addition—“Bumping out” one or more walls to make a first-floor room slightly larger is something most homeowners think about at one time or another. However, when you consider the work required, and the limited amount of space created, it often figures to be one of your most expensive approaches.

First-floor addition—Adding a whole new room (or rooms) to the first floor of your home is one of the most common ways to add a family room, apartment or sunroom. But this approach can also take away yard space.

Dormer addition—For homes with steep rooflines, adding an upper floor dormer may be all that’s needed to transform an awkward space with limited headroom. The cost is affordable and, when done well, a dormer can also improve the curb-appeal of your house.

Second-story addition—For homes without an upper floor, adding a second story can double the size of the house without reducing surrounding yard space.

 

Garage addition—Building above the garage is ideal for a space that requires more privacy, such as a rentable apartment, a teen’s bedroom, guest bedroom, guest quarters, or a family bonus room.

 

Permits required

You’ll need a building permit to construct an addition—which will require professional blueprints. Your local building department will not only want to make sure that the addition adheres to the latest building codes, but also ensure it isn’t too tall for the neighborhood or positioned too close to the property line. Some building departments will also want to ask your neighbors for their input before giving you the go-ahead.

 

Requirements for a legal apartment

While the idea of having a renter that provides an additional stream of revenue may be enticing, the realities of building and renting a legal add-on apartment can be sobering. Among the things you’ll need to consider:

  • Special permitting—Some communities don’t like the idea of “mother-in-law” units and therefore have regulations against it or zone-approval requirements.
  • Separate utilities—In many cities, you can’t charge a tenant for heat, electricity, and water unless utilities are separated from the rest of the house (and separately controlled by the tenant).
  • ADU Requirements—When building an “accessory dwelling unit” (the formal name for a second dwelling located on a property where a primary residence already exists), building codes often contain special requirements regarding emergency exists, windows, ceiling height, off-street parking spaces, the location of main entrances, the number of bedrooms, and more.
